Office occupancy across Riyadh has climbed to roughly 97% in 2026, with Grade A space in the capital's main business districts recording occupancy in the 97–99% range. The tight supply has positioned Riyadh as one of the most crowded office markets in the Gulf.
Grade A occupancy stood at around 98%, following levels near 99% in late 2025. Prime vacancy has dropped to just 0.5–1.3%, underscoring the limited availability of high-quality commercial space in the capital.
Rents have risen alongside demand. Prime and Grade A headline rents now reach up to about SAR 3,630 while broader Grade A averages sit between SAR 2,200 and SAR 2,750 Grade B space averages around SAR 1,335
District rents at a glance
Rates vary sharply by location. In مركز الملك عبدالله المالي (KAFD), prime Grade A space ranges from roughly SAR 2,000 to more than SAR 3,500 with flagship towers reaching SAR 3,500–5,000 and above. Along Olaya and King Fahd Road, prime towers command around SAR 1,400–2,200 while secondary districts such as Hittin and Al Aqiq fall between SAR 500 and SAR 1,200.
Flexible workspace has also gained traction, with premium serviced offices in KAFD and Olaya priced at roughly SAR 2,500–4,500 For fitted conventional offices, base rents range from about SAR 500 to SAR 1,200
For residents and businesses, the numbers signal a market where space is scarce and costs are climbing—a reflection of the capital's growing role as a regional business hub and the steady expansion of companies establishing headquarters in the city.
