Developers Arada and XTOPIA have announced a SAR 14 billion residential master plan in the Al Rimal District of northeastern Riyadh, with construction and sales scheduled to begin in 2027.

The project spans approximately 2.5 million square metres and is planned to deliver around 3,500 villas and townhouses, making it one of the larger residential developments announced for the capital.

Planned facilities include a school, retail outlets, a community centre, sports facilities, and roughly 100,000 trees across the site. indicative unit pricing ranges between SAR 1,000 and SAR 1,400, though no final unit-by-unit prices have been confirmed.

What it means for residents

The development is designed to expand housing supply in a fast-growing part of Riyadh, supporting families looking for new villa and townhouse options alongside community amenities. The project is planned to use an investment structure regulated by the Capital Market Authority and managed by a licensed financial company.

At this stage, no official reservation fees, payment plans, completion date, sales office details, or booking process have been announced. There is also no Absher, Muqeem, Qiwa, Najiz, Nafath, Balady, Tawakkalna, or Etimad procedure linked to purchasing a unit based on the information released so far.

Saudi Living will share further details on pricing, availability, and booking steps once they are officially confirmed.
