Residential land and apartment prices in Saudi Arabia climbed on an annual basis during the third quarter of 2026, while villa values fell sharply, The data points to a shifting housing market across the Kingdom.
The overall real estate price index rose 1.2% year-on-year in Q3 2026, reaching 105.1 points compared with 103.9 points in the same quarter of 2025. Residential property prices as a whole increased 2.3% over the year.
Within the residential segment, residential land prices led the gains with a 4.9% annual rise, followed by apartment prices, which were up 1.7%. In contrast, villa prices declined 7.7% compared with a year earlier, the steepest drop among the categories tracked.
A softer quarter
On a quarterly basis the picture was more subdued. The overall index slipped 1.2% from the second quarter of 2026. Residential land prices fell 2.1% quarter-on-quarter, apartment prices edged down 0.5%, and villa prices eased 0.4%.
For residents and expats weighing whether to buy or rent, the numbers suggest that land and apartments remain on a firmer longer-term footing, while demand for standalone villas has cooled. The divergence may influence where buyers, developers and investors focus in the months ahead, particularly in high-demand cities such as Riyadh and Jeddah.
