Many families considering a move to NEOM in the Tabuk region imagine an open, ready-to-live city. The reality in 2026 is different: NEOM is still an active construction zone built around closed residential compounds for project staff and their families. It is not an open public city for general residents or tourists. This guide explains how family life actually works inside those compounds — schooling, parks, activities, and housing — so you can plan realistically before you arrive.
Who can live in NEOM
Access to NEOM's residential areas is tied directly to employment on the project. Family compounds are restricted, gated communities for staff and their dependents. There is no public day-pass system, no published entry fees, and no way for the general public to move in independently. If you are relocating, your role at NEOM is the gateway to everything that follows.
Housing for families
Accommodation is arranged through NEOM's internal housing policy, not through national platforms. Options typically include:
- Cabins and studio-style units for individual staff.
- Apartments and larger flats for families.
- Penthouse-style units in some residential blocks.
As a general rule, one-bedroom units for staff are provided free of charge, while larger family units (such as two-bedroom homes) require payment by the resident. Exact allocations depend on your role and family size — confirm the current policy directly with NEOM HR and community services.
Schools and preschools
NEOM compounds operate international-style preschools and schools for staff children inside the project area. Admissions, curricula, and fee structures are handled directly by NEOM HR and community services — not through Absher, Qiwa, or Najiz. Because places and fees are managed internally, it is essential to ask about school availability, age ranges, and costs as part of your relocation package before signing anything.
Parks, sports and play areas
Family compounds integrate a wide range of facilities into the residential areas, including:
- Playgrounds and children's play zones.
- Swimming pools and gyms.
- Basketball and football pitches.
- Landscaped walking areas and green spaces.
- Spa facilities, cafes and food halls.
These are restricted-access amenities for NEOM residents and their dependents. There are no published SAR entry fees or public tickets — they come with your compound access.
Community life and activities
Day-to-day community life centers on central food halls offering buffet-style meals, alongside organized events run by compound management. Families can expect coffee mornings, social gatherings, and children's activities arranged internally rather than at public ticketed venues. This creates a close-knit, community-driven lifestyle very different from city living in Riyadh or Jeddah.
What NEOM is not (yet)
Do not expect standalone public family attractions inside NEOM in 2026. There are no publicly listed theme parks, malls, or cinemas with ticket prices and timings comparable to Saudi cities. Family activities remain compound-based and tied to employment. The Line sub-project has had construction suspended since September 2025 pending review and is not a residential or family zone. NEOM's operational focus is on its airport, industrial development including Oxagon, and a near-complete green hydrogen plant.
Official processes for families
For legal matters, standard Saudi processes still apply: dependent Iqamas, family sponsorship, entry visas, and civil status are handled via Absher and the relevant ministries. However, internal housing, schooling, and compound access are managed directly by NEOM. Always confirm the latest visa and dependent requirements on the official Saudi government portals before relocating your family.
