Riyadh's premium office market is running at near-full capacity in mid-2026, with Grade A occupancy reaching about 98% in the second quarter and prime vacancy dropping to roughly 1.9%, The tight supply reflects a wave of multinational firms setting up in the capital.
A key driver is the Regional Headquarters (RHQ) Program, which has now attracted more than 780 international companies to Riyadh by mid-2026 — well past the original 2030 goal of 500. Foreign occupiers accounted for around 90% of office enquiries in the first half of the year, with technology, media and telecommunications making up about 54–55% of demand and banking, finance and insurance close to 27%. Most requests focused on spaces between 500 and 1,000 sq m.
With demand outpacing availability, prime rents in central Riyadh (Zone A) now range between roughly SAR 2,430 and SAR 2,483 with some prime space cited as high as SAR 3,320. Rents grew about 2% quarter-on-quarter and 6% year-on-year.
New supply on the way
Riyadh's total office stock has surpassed 6 million sq m of leasable area, roughly a third of it Grade A. Planned additions for 2026 stand at around 560,000–600,000 sq m, with more than 570,000 sq m of new Grade A space scheduled from late 2026 onward. Major projects contributing to this pipeline include Diriyah Gate, which plans around 1.6 million sq m of office space through 2030, along with the Prime Business Resort and Prince Mohammed bin Salman Nonprofit City (Misk).
For residents and businesses, the numbers point to a fast-growing corporate hub — bringing new jobs, services and commercial activity, while also signalling a competitive and costly market for prime office space in the near term.
