Riyadh's housing market is sending mixed signals in 2026, with different trackers pointing to both gains and softer values depending on the property type and the dataset used,

One citywide tracker put the composite price at SAR 4,287 up 6.3% year over year, while townhouse and duplex pricing reached SAR 4,620 up 11.4% year over year. Other early-2026 benchmarks, however, are materially higher: one estimate puts the average residential property at SAR 2.3 million and SAR 6,700–7,000 while another places the median housing price at SAR 1.05 million with villas at SAR 5,396

Apartment figures are especially inconsistent. One note recorded Riyadh apartments at about SAR 6,160 up 7.5% year over year, while another showed a decline to around SAR 5,400 A third estimate placed the average apartment near SAR 730,000, or SAR 4,500

Why it matters

The gap widens sharply by district. Budget areas are cited at around SAR 3,200 while prime neighborhoods such as Al Malqa, Hittin, and the Diplomatic Quarter reach SAR 12,000–16,000

For residents and expats weighing whether to buy or rent, the takeaway is that a single citywide average tells only part of the story. Property type, district, and the source of the data can each move the price picture significantly, making location-specific research essential before committing.
