Saudi Arabia now holds the largest hotel-development pipeline in the Middle East, with 387 projects totaling 105,648 rooms recorded in the second quarter of 2026, cementing the Kingdom's position as the region's fastest-growing hospitality market.
A separate regional estimate from September 2026 places the Kingdom at roughly 110,000 rooms in the pipeline, or about 50% of the combined GCC and North Africa total. The projects span key destinations including الرياض, Makkah, Madinah, الدرعية, نيوم, البحر الأحمر, and AMAALA.
The scale of new development builds on an already sizable base. Existing Saudi hotel supply stands at approximately 171,650 rooms, while the current under-construction or advanced-planning pipeline is reported at roughly 94,500 to 105,225 rooms, depending on the dataset and how the figures are defined.
Lower barriers for investors
Part of the momentum reflects steps to make it easier to launch hospitality projects. Since 4 September 2024, commercial-activity license issuance fees for hotels, furnished apartments, and residential resorts have been set at SAR 0. These licenses are issued or renewed through Balady.
Other project-specific approvals — such as tourism classification licenses, construction permits, Civil Defense clearances, and municipal inspections — remain part of the development process, though current 2026 fees and validity periods for those steps are not detailed in the available data.
For residents and expats, the expanding pipeline signals more accommodation choices, new leisure and business destinations, and continued job creation across the tourism and hospitality sector — a core pillar of رؤية السعودية 2030.
