Saudi Arabia's residential development pipeline is expanding, with new and ongoing housing projects spread across Riyadh, Jeddah, and the Makkah region offering a wide range of villas, apartments, and townhouses to residents and buyers.
119 housing projects are under construction nationwide, representing roughly 155,000 units with an average price of around SAR 750,000. Delivery activity currently covers 21 projects across nine cities, including Riyadh, Jeddah, and Makkah. Sakani offers project listings, housing options, financing solutions, and beneficiary support through its website and app, service centers in Riyadh and Jeddah, and the phone number 199090.
Off-plan and new launches
Off-plan projects supervised under the Wafi system include Asilah Tower, Al-Ajlan Riviera 17, and Sakina Residence 1 across Riyadh and the Makkah region, adding about 220 units. NHC's Al-Nada project at Makkah Gateway offers residential units near the Grand Mosque. Among current market listings, reported launch prices include about SAR 680,000 for T104 apartments in Al Manar, north Jeddah; SAR 406,000 for Misk Al Haram apartments in Wadi Jalil, Makkah; and SAR 384,000 for Rasiat 21 apartments in Batha Quraysh, Makkah.
Major community developments
Larger community projects continue to scale up. Roshn's Sedra community in Riyadh is planned for roughly 30,000 homes, while its Alarous community in Jeddah is planned for about 18,000 homes. Arada's planned Al Rimal development in northeastern Riyadh carries a stated value of SAR 14 billion, covers around 2.5 million square metres, and is set to include about 3,500 villas and townhouses. Arada expects construction and sales to begin in 2027, with reported pricing between SAR 1,000 and SAR 1,400.
For residents and expats weighing home ownership, the growing pipeline means more choice across price points and locations, alongside financing and support options available through official channels.
