Water & Home Services in Saudi Arabia: How to Connect

Setting up water and wastewater service is one of the essential steps when you move into a home in Saudi Arabia, whether you have bought a plot, built a villa, or taken possession of a newly finished property. Unlike many government services that run through unified digital platforms, water connection is handled separately by the national water provider. In this guide, سعودي ليفنج walks you through who provides the service, how to request it online, and what the connection fees typically look like so you can budget with confidence.

Who provides residential water in Saudi Arabia

Residential water and wastewater connections are provided by the National Water Company (NWC) through its own electronic portal and customer service channels. This is an important point to remember: water connection is not processed through أبشر, مقيم, قوى, ناجز, نفاذ, or توكلنا. Those platforms handle other government and residency services, but for anything related to connecting water or sewage to your property you deal directly with the water provider.

How to request a connection

The standard way to get service is the online "Water and wastewater connection request" service on the provider's portal. In practice, the process looks like this:

  • Create an account or log in to the water provider's electronic portal.
  • Select the water and wastewater connection request service.
  • Enter your property details, including plot location and land area.
  • Submit any required ownership or building documents as prompted.
  • Receive the calculated fee, based on the officially approved tariff, and complete payment.

Because requirements and screens can be updated, always confirm the current steps and documents directly on the official water provider's portal before you apply.

Water connection fees for a standard home

For a typical standalone house or villa in the housing sector, the current official tariff for connecting water service to residential land is structured as follows:

  • Land up to 350 m²: SAR 3,000 for the residential water connection.
  • Land larger than 350 m²: SAR 20 for each additional square metre, up to a maximum of SAR 15,000.

If your connection requires a larger diameter (commonly in the 32–63 mm range), the tariff is higher:

  • Land up to 350 m²: SAR 5,000.
  • Land larger than 350 m²: SAR 25 for each additional square metre, up to a maximum of SAR 25,000.

For residential connections with a diameter greater than 63 mm, there is no fixed schedule — the fee is based on the actual execution cost of the work.

Wastewater (sewage) connection and multiple units

Sewage connection is priced separately from water. For home plots up to a certain size (commonly around 675 m²), the residential wastewater connection fee is SAR 5,000, while the residential water connection for similar buildings is SAR 3,000. If your plot has more than one housing unit, an extra SAR 1,000 is added to the water-connection fee for each additional unit.

When the network doesn't reach your property yet

In newer or outlying areas, the public network may not yet extend all the way to your property boundary. In that case, the applicant bears the actual cost of extending the external networks, in addition to the standard connection fee. This can significantly affect your total, so it is worth asking about network availability at your specific location early in the process.

Connections in new developments

For some new developments, rules have been approved that allow real estate developers to install the water and wastewater connection links during the project's construction phase. Where a developer has pre-installed the connection inside the plot boundary, the cost charged to beneficiaries is set at SAR 1,000 If you are buying into a new development, ask the developer whether the connection has already been implemented, as this changes how you are billed.

Practical tips before you apply

  • Have your plot's land area ready, as it directly determines the fee tier.
  • Confirm whether the water network already reaches your property boundary.
  • For new-build purchases, clarify with the developer what has already been connected.
  • Budget for wastewater separately from water, and add SAR 1,000
  • Always verify current fees and steps on the official water provider's portal, as tariffs are set by the national water regulator and can be updated.
