Best Areas to Rent in Makkah: 2024 Guide

Finding the right place to rent in Makkah depends on your budget, how close you need to be to the Grand Mosque, and whether you prefer newer buildings or more affordable established neighbourhoods. The city offers everything from premium districts to value-focused areas well suited to families and workers. This guide walks through the most popular residential areas, typical yearly rents, and the practical steps to sign a properly registered lease.

Central and premium areas

If you want to stay close to the heart of the city and don't mind paying more, a few districts stand out.

  • King Fahd district: One of the more upscale choices, where a typical two-bedroom apartment runs around SAR 45,000
  • Al Aziziyah: A well-known, well-connected area with a wide spread of options; two-bedroom units typically range from SAR 25,000 to SAR 55,000
  • Al Awali: Popular with families, with apartments generally between SAR 26,400 and SAR 42,000 annually, and a common two-bedroom around SAR 30,000.

Mid-range, family-friendly areas

Several districts strike a good balance between price and access.

  • Batha Quraysh: Median apartment rent is around SAR 31,000
  • Al Shawqiyyah: Median apartment rent sits near SAR 30,000
  • Al Rusayfah: Typical rents fall between SAR 28,000 and SAR 40,000

Budget-friendly options

If keeping costs down is the priority, these areas offer solid value.

  • Al Rashidiyyah: Median apartment rent is about SAR 21,000
  • Wadi Jalil: A typical two-bedroom apartment can be found for around SAR 20,000

Other active rental districts

Beyond the areas above, neighbourhoods such as Al Jamiah, Al Shisha, Al Hamra wa Umm Al Joud, and Al Sharayea have active rental markets. Prices in these areas vary widely based on building age, whether the unit is furnished, its size, and how far it is from central Makkah. It's worth viewing several units before committing.

Registering your lease with Ejar

All residential leases should be registered electronically through Ejar, done by the landlord or a licensed real-estate broker. Keep these points in mind:

  • The Ejar documentation fee is SAR 125 with partial contract years rounded up.
  • Broker commission cannot exceed 2.5% of the first year's rent.
  • Landlords may ask for annual payment or agreed instalments. A monthly figure shown in a listing does not guarantee monthly payment is available, so confirm terms directly.

Checks before you pay

Protect yourself by confirming the essentials before handing over any money:

  • Verify the broker's licence.
  • Confirm property ownership or the owner's written authorisation.
  • Inspect the unit's condition, utilities, and parking.
  • Clarify who is responsible for maintenance.
  • Make sure the Ejar contract is properly registered before payment.

A note on rent controls

You may have heard about the five-year rent-freeze rule that begins on 25 September 2025. It applies to residential and commercial properties within Riyadh's urban boundaries and does not apply to Makkah, so rents here continue to follow standard market negotiation.
