Riyadh's prime office market climbed close to full capacity in the second quarter of 2026, with occupancy reaching about 97 percent as international companies continued expanding in the capital under the Regional Headquarters (RHQ) program.
Market readouts for the quarter pointed to exceptionally tight supply. Prime vacancy was reported at just 1.9 percent, while Grade A occupancy stood at around 98 percent. Annual prime rents were recorded at roughly 3,320 riyals reflecting the strong demand from firms seeking premium space in the city.
Much of the momentum was tied to the RHQ program, which encourages multinational companies to base their regional operations in Saudi Arabia. By August 2026, more than 780 international companies held licenses under the program, fuelling steady demand for high-quality office space in Riyadh.
Why it matters
The near-full occupancy signals a growing concentration of global business activity in the capital, which typically brings new professional jobs, supporting services, and business travel. For residents and expat professionals, an expanding corporate base can mean wider career opportunities and continued growth in sectors that serve these companies.
The tight market also highlights the pressure on premium office supply, with rents rising as availability shrinks. Sustained demand of this kind is often followed by new development activity as the market works to keep pace with incoming companies.
