Saudi Arabia now holds the largest hotel-development pipeline in the Middle East, accounting for about half of all projects planned or under construction across the region,
Current estimates point to roughly 110,000 hotel rooms under development in the Kingdom, equivalent to around 50% of the regional pipeline. A separate second-quarter 2026 count places the total at 387 projects and 105,648 rooms nationwide.
Development is spread across the country's key tourism and business hubs, including Riyadh, Makkah, Madinah, Jeddah, and Diriyah, alongside major destination projects such as NEOM, the Red Sea, and Amaala. Together, these locations reflect a broad expansion covering religious tourism, urban business travel, and large-scale leisure destinations.
Why it matters for residents
The scale of the pipeline signals sustained growth in the Kingdom's hospitality and tourism sector, which is expected to create new jobs, expand accommodation options for visitors, and support related industries such as retail, food and beverage, and events.
For residents and expats, the expansion is likely to mean a wider choice of hotels and serviced stays in major cities, along with new travel and staycation options as destinations across the country come online in the coming years.
Hotel developments in Saudi Arabia typically require coordination with the Ministry of Tourism, Balady and municipal authorities, commercial-registration and construction-permit bodies, as well as relevant environmental and civil-defense agencies. Exact fees and licensing requirements vary depending on the project and license category.
