SAR 12.9M Wooden Door Subcontract for Housing Project

A subcontract worth SAR 12.9 million has been signed for the supply and installation of wooden doors in a large-scale residential housing project, with the work scheduled to be carried out over a period of 12 months.

The agreement, signed in 2026, covers a major National Guard housing development. It reflects the growing scale of finishing works within residential construction across the Kingdom, where wooden doors are typically itemized within a project's overall finishing budget.

Current local prices give a sense of the values behind such contracts. Standard solid interior wooden doors run roughly SAR 800 to 1,800 each, higher-end doors with better finishes range from SAR 2,000 to 4,000, and luxury or feature doors can reach SAR 5,000 to 15,000 depending on the wood species and design. Installation labor is generally priced at around SAR 100 to 200 rising to SAR 300 to 500 for an armored main door.

These figures sit within Riyadh's broader finishing costs, where standard residential finishing averages about SAR 1,800 to 2,400 and high-end finishing reaches SAR 2,800 to 4,000

How subcontracts are approved

Subcontracting is permitted under the Saudi Civil Code, with the main contractor remaining responsible for quality and compliance. For government housing projects, appointing a subcontractor usually requires prior approval from the relevant authority, and subcontracts covering 30 to 50 percent of the main contract value need consent from the supervising government body and the committee for state contracts.

The process typically begins with an agreed scope of work, drawings, technical specifications, and a bill of quantities detailing door types, quantities, and unit rates, alongside quality, safety, and design-compliance obligations. For residents, contracts like these signal steady progress on housing supply and reflect the level of detail behind projects that will eventually deliver new homes.
