Saudi Real Estate: Fines Warned for False Property Data

Property buyers, sellers, and brokers in the Kingdom are being reminded that circulating false or misleading real estate information can carry financial penalties, under rules governing the sector. The measures aim to protect people who rely on accurate data when making one of the biggest financial decisions of their lives.

Under the framework covering real estate violations, publishing false information about property transactions may result in a fine reaching SR50,000. Separate provisions apply to real estate brokerage and services: providing misleading information or concealing material details can lead to a fine of up to SR40,000, while broader breaches of brokerage and marketing regulations may reach fines of up to SR200,000.

Why it matters

Because penalty amounts differ depending on the exact nature of the violation, buyers and tenants should treat property listings and claims with care. Anyone marketing or brokering real estate is expected to present accurate, complete information and avoid hiding facts that could affect a buyer's or renter's decision.

For the wider community in the Kingdom, the rules add a layer of accountability to a fast-growing market. They encourage clearer listings, more reliable pricing details, and greater confidence for residents and expats navigating purchases, rentals, and property services.

Saudi Living advises readers to verify property details through official channels and licensed practitioners before committing to any transaction, and to keep documentation of listings and agreements. We will continue to follow developments in the sector's regulations.
