Saudi Residential Deals Hit 93,700 in H1 2025

Saudi Arabia's residential real estate market recorded about 93,700 housing deals during the first half of 2025, with a combined transaction value of around SAR 77.5 billion (roughly USD 20.6 billion). The figures point to an average deal size of about SAR 825,000 and underline the residential sector's central role in national property activity.

Residential sales made up close to 63% of total real estate activity in that period, with the overall market value reaching around SAR 123.8 billion across all sectors. The data offer a snapshot of demand across housing units at a time of steady interest from both residents and investors.

More recent figures show a cooling in transaction pace. In the first half of 2026, total real estate transactions across all sectors reached about SAR 82.2 billion (nearly USD 21.9 billion), down from SAR 169.4 billion a year earlier, while the number of deals fell to roughly 161,900 from around 220,000. In the first quarter of 2026, residential transaction volumes dropped about 50% year-on-year, with values down about 57% to nearly SAR 22 billion.

Despite slower sales, rental and brokerage activity stayed strong. Official statistics for the first quarter of 2026 logged over 1.14 million lease contracts and about 119,000 brokerage contracts, signalling continued movement in the housing market.

What it means for residents

For expats, a notable development is the launch of the national "Saudi Properties" digital gateway, the official platform for real estate ownership transactions by non-Saudis. It is being rolled out ahead of the Non-Saudi Property Ownership Law taking effect in mid-January 2026, and is set to be the main channel for documenting and managing non-Saudi ownership transactions and related procedures.

Official market data — covering transaction counts, values, average prices, sales records, areas and locations — are published quarterly for sales and monthly for real estate operations, giving buyers and renters clearer reference points before making decisions.
