Eyal Heights: 87% of Riyadh Villas Handed Over

Mohammed Al Habib Real Estate Company has completed the handover of about 87% of the villas at its Eyal Heights residential project in the Al Safa district of Riyadh, with the remaining units still under development and available for sale.

Eyal Heights (also referred to as Eyal Riyadh Heights) is a gated villa compound comprising 244 villas spread across roughly 72,000 square metres. The project is marketed as a collection of luxury villas featuring modern architectural designs and an integrated residential experience aimed at middle-to-upper segment buyers.

The development sits near Omar Bin Al Khattab Road, Ali Bin Abi Taleb Road and Fatima Al Zahraa Road, with access to a nearby metro station. It is close to IKEA, Lulu Hypermarket and Care Hospital, and is roughly a 35-minute drive from King Khalid International Airport.

Why it matters

The high handover rate signals steady demand for finished, ready-to-occupy villas in established Riyadh neighbourhoods, where families increasingly look for homes close to transit, shopping and healthcare. Eyal is one of the residential brands developed by Mohammed Al Habib Real Estate Company.

Buyers interested in the remaining units typically register through the developer's official sales channels, sign a sales contract and pay a booking deposit followed by installments. Title deed issuance and transfer are generally handled through Najiz, the Ministry of Justice's real estate services. Exact villa prices, service charges and community fees for Eyal Heights are not publicly disclosed, with available listings shown as "price on request."
