Knowledge Economic City Sees Real Estate Growth in Madinah

Knowledge Economic City (KEC) has reported continued growth and resilience in real estate activity across its economic zones in Madinah, as the company converts its large land bank into income-generating developments. KEC is a designated real estate investment zone within Madinah's Haram boundary, spanning 6.8 million square meters with more than SAR 24 billion in committed investment.

The company's masterplan currently includes four main destinations: Madinah Gate, Multaqa AlMadinah, the Islamic World District, and Al Alyaa. Regulated as an economic city under the Economic Cities and Special Zones Authority framework, KEC is listed on the Saudi Exchange under ticker 4310.

Financially, KEC posted 2025 revenue of about SAR 319 million, roughly double the SAR 159 million recorded in 2024. The company remained loss-making, with a net loss of around SAR 34–35 million, as it invests in new projects.

Among the flagship developments is Knowledge Gardens, a mixed-use project in Madinah with an estimated development cost of SAR 7.5 billion and projected revenue of SAR 10.2 billion. It covers about 332,000 square meters and includes around 4,100 residential units, 183 apartments, a 450-key hotel, roughly 80,000 square meters of commercial and office space, and about 52,000 square meters of parks. Multaqa Residences, within Multaqa AlMadinah, carries a development value of about SAR 2.6 billion.

Why it matters

Residential prices in KEC typically range from SAR 10,000 to more than SAR 15,000 with apartments commonly priced between SAR 500,000 and SAR 1.2 million or more — a premium to city-wide Madinah averages of around SAR 3,835 As one of Madinah's designated foreign property ownership zones, KEC offers international-investor projects including the Islamic World District, the Al Alyaa community, and Hilton-branded residences at Multaqa AlMadinah, giving residents and investors new options in a rapidly developing market.
