Northern Riyadh is undergoing a wave of large-scale commercial and mixed-use development, with billions of riyals in projects now under construction, in design, or nearing completion. The developments combine retail, residential, office, hospitality and leisure components across some of the city's fastest-growing districts.
Among the largest is The Avenues – Riyadh, located at the intersection of King Salman Road and King Fahd Road. Spread across a 390,000 m² site with a built-up area of about 1,870,000 m², the roughly SAR 17.2 billion project includes a major mall with around 370,000 m² of gross leasable area, three hotel towers (Waldorf Astoria, Canopy by Hilton and Conrad), a residential tower, an office tower, and parking for more than 14,000 vehicles. Construction has reached around 44%, with a target opening in early 2026.
The Shams Ar Riyadh community spans about 5 million m² (roughly 53.8 million sq ft) and blends premium villas, residential towers, retail districts, offices, hospitality and leisure spaces. Master plan approvals have been secured, with completion targeted before the end of 2026.
A separate Majid Al Futtaim project covers a planned 850,000 m² with an investment of around SAR 17.5 billion, mixing residential, commercial, administrative and entertainment uses. Engineering designs are ongoing, with tenders and construction expected to begin in 2026.
Other schemes include a SAR 83 million integrated mixed-use project in Al Arid District on a 10,442.8 m² plot, the SAR 3.3 billion Al Morooj development targeting readiness in Q2 2029, the Al Narjis Business Park with offices, dining and landscaped public zones, and the roughly 3 million sq ft Al Tayyar center.
For residents, the projects promise new shopping, dining, housing and workplace options in north Riyadh, alongside thousands of construction and operational jobs supporting the capital's continued growth.
