RUA AlHaram AlMakki, the master developer of King Salman Gate in Makkah and a wholly owned Public Investment Fund company, has signed an exploratory agreement with Malaysian Resources Corporation Berhad to study a large mixed-use development within the project. The indicative gross development value is around SAR 21 billion, equivalent to roughly US$5.5 billion.
The proposed development would rise in the Jabal Al-Kaabah area, adjacent to AlMasjid AlHaram. it may combine a public bus terminal with residential, commercial, retail, and other mixed-use facilities—adding a potential transit-oriented component to the wider King Salman Gate development.
King Salman Gate is one of the largest projects near the holy sites, spanning approximately 12 million square metres of gross floor area, with planned indoor and outdoor worship capacity of about 900,000 people.
Why it matters
For pilgrims, residents, and visitors, a project of this scale close to AlMasjid AlHaram could shape how people arrive, stay, and move around Makkah in the years ahead. The proposed bus terminal in particular points to easier connections for large numbers of worshippers.
It is important to note that the agreement is exploratory. The SAR 21 billion figure is an indicative gross development value—not a confirmed construction cost, purchase price, or government charge. No prices, fees, service charges, completion dates, or operating hours have been announced, and no official application or transaction channel currently applies to this development.
