Al Akaria Clears 30,000 sqm Riyadh Land for Development

The Saudi Real Estate Company (Al Akaria) announced that one of its Riyadh land holdings has been cleared of restrictions after the Real Estate Registry issued a property registration deed for a 30,000-square-meter plot in the Al-Arid district of north Riyadh, with a book value of SAR 98.4 million. The company said the land is now returning as a strategic asset available for development.

In a related update, the company noted that the land title for its separate Al Widyan Project was subdivided into 15 title deeds totaling 6,091,897 square meters. It described the move as an internal ownership-documentation step, adding that the land remains under study for comprehensive redevelopment.

White-land fees begin in 2026

The developments come as Riyadh's White Land Fees program began issuing its first invoices from 1 January 2026 for lands within the city's applicable zones. The fee applies when an owner's land area or total area exceeds 5,000 square meters inside the announced zones, and the land must be physically developable and fall within an eligible use category.

Riyadh's fee brackets are set at 10%, 7.5%, 5%, 2.5%, and 0%, depending on each zone's priority. The charge stops once development is finished within the statutory period. The standard compliance rule requires construction to begin within one year and an occupation certificate to be issued within three years.

For its own white-land tax update, Al Akaria reported total invoices of SAR 61,644,472.71, including SAR 56,806,511.81 at the 10% rate and SAR 4,837,960.90 at the 2.5% rate. The moves reflect a broader push to activate undeveloped urban land in the capital, a factor closely watched by residents and investors given its potential impact on housing supply and property availability across Riyadh.
