Roshn, TMG Saudi eye large Riyadh community

Roshn Group and TMG Saudi have signed a preliminary agreement to evaluate the development of a large residential mixed-use community in Riyadh, Saudi Living has learned. The step, reported publicly in September 2026, sets a framework for study only and does not yet confirm any construction, sale, or final approval.

Under the proposed structure, the two parties would establish a joint company in which TMG Saudi holds a 51% stake and Roshn Group holds 49%. Early studies indicate the potential community could include more than 55,000 residential units, though no firm figures have been finalised.

Beyond housing, the preliminary plans outline a range of components including retail, commercial space, hospitality, leisure and entertainment, healthcare, education, parks, and public spaces — pointing toward an integrated neighbourhood designed for daily living.

The agreement covers detailed master planning, business-case development, evaluation of the partnership, and assessment of a phased development approach. This means residents should treat the project as being in an early study phase rather than an active launch.
