ROSHN Group and TMG Saudi have signed a preliminary agreement to establish a joint company that will evaluate and develop a phased, residential-led mixed-use community in Riyadh. Under the planned structure, TMG Saudi is expected to hold 51% of the venture and ROSHN Group 49%.
Preliminary studies point to a large-scale development of more than 55,000 residential units. Beyond housing, the proposed community is envisioned to include retail, commercial space, hospitality, leisure facilities, healthcare, education, parks, and public spaces — the kind of integrated neighborhood designed to let residents live, work, and access services close to home.
For now, the arrangement remains at an early stage. The two parties say the next steps involve detailed master planning and developing the business case. The specific district, plot size, and site boundaries within Riyadh have not been publicly specified.
What residents should know
No residential sale prices, rents, service charges, land values, or total project value have been announced. Likewise, there are no construction, launch, completion, or handover dates at this stage. The proposal is preliminary and does not confirm final development approval, construction, sales, or delivery.
Importantly, there is no registration or purchase process currently available for this project through any official channel, including أبشر, مقيم, قوى, ناجز, نفاذ, or توكلنا, or through any ministry portal. Residents are advised to treat any early offers or reservations with caution until official details are confirmed.
Why it matters: with Riyadh's population and housing demand rising, a development of this scale could add significant new supply and community amenities to the capital. سعودي ليفنج will follow the project as more concrete details emerge.
