Mohammad Al Habib Real Estate has announced the handover of around 87% of the villas in its Eyal Heights residential project in the Al Safa district of Riyadh, marking a significant step forward for one of the developer's key housing schemes.
Eyal Heights comprises 244 villas built across roughly 72,000 square metres. The project offers three villa models and is positioned around a modern lifestyle concept, with the developer describing the units as luxury villas featuring distinctive architectural designs.
Location and access
The project sits in Al Safa and is served by several main roads, including Omar Bin Al Khattab Road, Ali Bin Abi Taleb Road, and Fatima Al Zahraa Road. Nearby amenities include IKEA, a Lulu Hypermarket, and Al Raya Hospital serving the area. King Khalid International Airport is reachable in about 35 minutes by car.
Reaching the 87% handover threshold signals steady progress on delivery and gives residents in the area a growing stock of completed family homes. For buyers, the project fits within the standard Saudi property process, which uses national platforms such as Absher, Najiz, Nafath, Balady, and Tawakkalna for identity verification, municipal services, and ownership documentation.
Financing for the developer's Eyal-branded housing has been supported through a cooperation with Al Rajhi Bank offering real estate financing with an annual profit rate starting from 1.10%, a financing period of up to 30 years, and a fixed profit margin for the full term. These terms reflect typical arrangements available for the developer's projects rather than figures confirmed specifically for Eyal Heights.
Exact villa prices and service fees were not publicly disclosed. Prospective buyers can reach the developer through its central call center on +966 9200 33157 or its corporate offices on Eastern Ring Branch Road in Ar Rayyan, Riyadh.
