Jeddah Central Advances SAR 12bn Development Plans

Jeddah Central Development Company, the master developer of the Jeddah Central waterfront destination, is advancing a series of major urban development and investment activities this week, showcasing the project's progress along Jeddah's Red Sea coast. The destination spans about 5.7 million square metres and is being delivered in phases, with Phase 1 targeted by the end of 2027, Phase 2 by 2030, and Phase 3 after 2030.

Among the flagship components under way is a multi-purpose stadium planned as a future FIFA World Cup venue. The stadium is under construction, with structural works progressing, and is scheduled for completion within Phase 1 by end-2027. The company is also delivering an opera house, an oceanarium, and associated infrastructure and utilities, all covered by construction contracts totalling around SAR 12 billion.

On the hospitality side, the company has signed investment and hospitality agreements exceeding SAR 7 billion (about USD 1.8 billion). These include the Atlantis Jeddah and One&Only Jeddah resorts, a Mandarin Oriental-branded hotel offering rooms, serviced apartments and branded residences, and a Canopy by Hilton hotel overlooking the opera house. Integrated hospitality districts will combine luxury hotels, retail, restaurants, meeting and event facilities, and leisure experiences.

Why it matters

The masterplan features more than 10 entertainment and tourism projects and multiple mixed-use districts, with later phases set to include green walkways, an art village, innovative educational facilities, and a coral bay. For residents and visitors in Jeddah, the development promises a new waterfront destination for leisure, culture and tourism.

In 2026, the company is actively presenting its investment opportunities at major forums, highlighting the role of integrated destinations in tourism and urban transformation, and the impact of major sporting events on cities' investment and tourism appeal.
