The Jeddah Central (Central Jeddah) development in the heart of جدة is moving forward, with a waterfront destination spanning about 5.7 million square meters and a planned total investment of around SAR 75 billion. The project is being delivered across three major phases, with the first phase set to open to residents and visitors by the end of 2027.
The masterplan includes roughly 17,000 residential units and about 2,700 hotel rooms, alongside mixed residential, commercial, entertainment, and sports districts. Its waterfront stretches about 9.5 km and features a yacht marina and around 2.1 km of sandy beaches, while an estimated 40–45% of the area is planned as landscaped, open, or green space.
Four headline landmarks anchor the early phases: an opera house, a next‑generation stadium, a large oceanarium with coral farms, and a desalination museum. As of 2026, construction is underway under Phase 1 contracts awarded to major Saudi contractors, with an estimated 45% completion target around 2027 and full build‑out continuing to 2030 and beyond.
Multiple hospitality agreements worth about SAR 7 billion have been signed for resorts within the project footprint, including Atlantis Jeddah and One&Only Jeddah. These resorts remain under development and are not yet in regular public operation in 2026. The wider project is expected to contribute around SAR 47 billion to the national economy by 2030 and generate about 25,000 jobs, supporting tourism and urban development goals under رؤية السعودية 2030.
For now, no official public fee schedule has been published for entry tickets, parking, marina berthing, or individual attraction pricing. Ticket types and venue timings for the opera house, stadium, oceanarium, and resorts have not been confirmed, and advance booking is not generally available. Property sale prices and lease rates inside the destination are also not yet published and are expected to be set closer to launch.
