The Madinah region is currently home to about 280 development projects with a combined estimated value of nearly SAR 200 billion, spanning more than 30 million square meters of investment and development land. Together, the projects are expected to generate over 125,000 direct and indirect job opportunities.
The pipeline is dominated by the private sector, which accounts for 250 of the projects, alongside 20 government projects and 10 semi-governmental ones. Commercial activity makes up roughly 80% of the total, with more than 200 commercial projects distributed across 12 development sectors.
Beyond trade and commerce, the projects cover real estate — including mixed-use and residential developments — as well as health, education, tourism, transportation, religious services, and public utilities. Health facilities and educational projects each feature among the latest counts, reflecting a broad push to expand services for residents and visitors alike.
Why it matters
The development drive is part of the wider effort under رؤية السعودية 2030 to position Madinah as a leading economic and religious hub, supporting targets to raise Hajj and Umrah capacity to as many as 30 million pilgrims by 2030. Among the flagship initiatives in the region is Rua Al Madinah, whose first phase is targeted for completion around 2026, with full development by 2030 and tens of thousands of jobs expected from that project alone.
For residents and expats in the region, the scale of investment signals expanding opportunities in employment, housing, and services over the coming years, as the city grows into a larger economic center.
