New Phase of Sakani Housing Deliveries Begins

Saudi Arabia's national housing program has begun a new phase of delivering completed residential units to eligible citizens across multiple regions, including the Riyadh, Eastern Province, Makkah, Madinah, and Asir regions. The phase covers ready Sakani and developmental housing units handed over to beneficiary families.

Current villa and townhouse projects offer a range of options. Mid-range apartments are priced at roughly SAR 450,000 to SAR 650,000, while standard three- to four-bedroom townhouses and villas in large master-planned communities such as Al-Fursan and Khozam generally fall between SAR 650,000 and SAR 900,000, with larger villas priced higher.

Nationally, the program aims to deliver about 80,000 new residential units and developed plots in 2026 in partnership with developers. This builds on more than 107,000 units and plots delivered in 2025, with over 63,000 families becoming homeowners in the first half of 2026.

How eligible families apply

Saudi citizens can apply and follow their status through the Sakani portal and app, used to view available projects, sign support contracts, choose financing options, and book handover appointments. Applicants must be Saudi nationals and meet housing-support criteria, with identity verified electronically through نفاذ for secure login.

Where a transaction requires a digital deed or updated ownership records, ناجز handles e-notarization and property-transfer documentation. توكلنا often serves as a general government-services gateway with links to housing platforms, while بلدي covers municipal services tied to some projects rather than end-user allocation.

For eligible families, the process typically involves logging in to Sakani, updating the beneficiary profile and confirming active eligibility, then selecting a suitable project and unit type—off-plan or ready—after reviewing price, area, location, and developer details. The expanded deliveries mark another step toward wider homeownership among Saudi citizens.
