Diriyah Company has awarded a construction contract worth about SAR 2.7 billion to build a new Waldorf Astoria hotel, branded residences and mixed-use super block in the Boulevard Northwestern District of Diriyah. The main construction contract was awarded in June 2026 and formally signed in July 2026.
The work will be carried out by a joint venture between Hassan Allam Construction Saudi Limited and UCC Saudi (Urbacon Saudi Company / UCC Holding). The project spans a built-up area of roughly 241,000 square metres.
The super block brings together several components under one development. It includes a Waldorf Astoria hotel of about 160 to 200 rooms and suites, complete with a presidential suite, along with 47 branded residences under the Waldorf Astoria Residences Diriyah name. The scheme also features commercial and office buildings, retail units, public spaces and landscaping, plus an integrated "super basement" housing infrastructure and utilities.
The publicly reported contract value stands at around SAR 2.7 billion. No official breakdown has been released splitting the figure between the hotel, the residences and the commercial elements.
Why it matters
As of August 2026, the project is in its early construction and mobilisation phase. Detailed handover or opening dates have not been publicly confirmed. The development forms part of the wider Diriyah giga-project tied to رؤية السعودية 2030, overseen by Diriyah Company and relevant national authorities. For residents and visitors, the addition of a major luxury hotel and residential offering strengthens Diriyah's position as a growing destination for tourism, hospitality and living near the historic heart of the capital.
