ROSHN Marks Six Years With 10 Active Saudi Projects

ROSHN Group marked six years of operations in August 2026, positioning itself as a developer of integrated, human-centric residential and mixed-use communities across Saudi Arabia. The company describes its portfolio as spanning 10 active projects covering more than 200 million square meters.

ROSHN's publicly outlined pipeline includes SEDRA and WAREFA in Riyadh, ALAROUS and MARAFY in Jeddah, ALMANAR, ALFULWA, and ALDANAH in Dhahran. MARAFY, launched in August 2023 in Jeddah, is planned to serve more than 130,000 residents and features an 11-kilometre canal running through the mixed-use development.

Recent activity underscores continued momentum. In November 2025, ROSHN signed four land sale agreements in ALAROUS worth more than SAR 448 million, covering over 87,000 square meters for residential and mixed-use development. During 2026, the company reported land-sale and development agreements at Restatex 2026 totaling SAR 2.14 billion for SEDRA and WAREFA.

The 2,300-unit WAREFA community in Riyadh, reported as under construction in 2025, remains part of the active Saudi pipeline in 2026. ROSHN's stated long-term residential target is 400,000 homes in Saudi Arabia, though its currently active pipeline remains well below that figure.

For residents and expats in Riyadh, Jeddah, and Dhahran, the developments point to a growing supply of planned communities that combine housing with retail, services, and public spaces — part of a broader push to improve urban livability in Saudi cities. Buyers and renters can expect additional inventory to come online as construction advances across the active projects.
