New Riyadh Sports Center Planned in King Salman District

A new sports center is set to be developed in Riyadh's King Salman District after Sport Clubs Company signed a lease agreement on 20 August 2026 for an existing commercial building on King Abdulaziz Road. The 20-year deal is valued at SAR 116,630,000 excluding VAT and runs from 1 June 2027 to 31 May 2047.

The leased building covers about 5,200 m² and includes retail outlets, shops, administrative offices, parking and other facilities. The company plans to develop, equip and operate the site as a full sports center serving the surrounding community.

The move is part of a wider expansion. The company previously leased 3,800 m² of land in Al-Sulaymaniyah District, near King Fahd Medical City, to build and operate two clubs — Body Masters and Body Motions — under a contract worth SAR 22,010,862 excluding VAT for 21 years. The built-up area there is planned to reach 4,750 m², with the two clubs expected to open in the second half of 2026.

As of early 2026, Sport Clubs Company reported 14 clubs with signed lease agreements across the Kingdom, most under construction or awaiting permits, with more in the pipeline expected to open within about 16 months.

Why it matters

The activity reflects a broader push to expand community sports facilities in Riyadh. Other operators are moving in the same direction: Armah Sports Company secured a 5,821 m² plot in Al Narjis District for two B-FIT branded clubs on a 20-year lease, and a related project in Al Rahmaniyah District covers two fully fitted clubs worth SAR 244,113,088 excluding VAT. Typical sports-club leases in Riyadh during 2025–2026 run 20 to 21 years, with values ranging from SAR 22 million to SAR 244 million and grace periods of up to 24 months. For residents, the growth means more accessible fitness options across the city's neighborhoods.
